Just out of curiosity. Why isn't there a spot to account for rehabbing a bathroom or appliances on the flipping calculator. I ended up putting these two number under misc for the calculation.

I think one of the first order of business is finding out if the city will allow you to convert a basement into a rental. Last thing you want to do is tie up your time and resources into something that runs afoul with the city.

I noticed MLS popped up quite a few times. Are people focusing on actives, expired, both?

I recently had this issue with a vacant house I found driving around. I found the owner of record on the tax assessor site, sent a letter and it was returned to me. I drove by the property on Friday since it was over a month since I was in the area. I left  a post it note on the neighbors to the left and right of the vacant property just saying in was interested in buying the house an  I couldnt find the owner. I call this strategy flanking.

One of the neighbors called me back today and gave me a bunch of Information which the state the owner moved to, what he did for a living, . They didn't give me a name, but I already had it. I'm going to have to do a skip trace in this case.

I didn't offer any money or reward for the information (Just in case anyone is thinking about do that) since I don't the legality of doing so and I was going to run the risk of doing something illegal.

I'm going soething similar. The property was first a FSBO, then they listed it with an agent, now they are back to selling it themselves. This has been over the course. My plan is to present them three options: my wholesale price, seller financing, and lease option. if they accept one great, if the accept none I move on. Maybe down the road one of my options will be attractive to them.
