That is what I'm feeling a conflict of interest. I guess I'm trying to figure out if I find a home that these investors that I know of would be interested in how do I:

A. Work with the listing agent?

B. Do I do a simple wholesaling contract instead of a buyer agreement?

If I am wholesaling and I find a seller that hasn't listed their home through the MLS then finding a buyer and connecting them feels more concrete to me.

But if I find a home listed on the MLS and an interested investor, would the listing agent be comfortable with an assignment of the contract? These are the questions that have me stuck.

I have a house, listed, and two interested investors who are ready and able to put offers in the next few days if the numbers are looking right. I'm stuck with figuring out my approach and how to close these deals appropriately and ethically.

Hi Everyone! I hope everyone is having a prosperous and successful week. I am getting into real estate investing and have begun working with investors. I want to maximize my time with investors and also refrain from falling into the "working for free mode". Normally with investors I have no issue running a quick comp. I have found a few homes that are of a few investor interests. I could give them the address then hope they would allow me to write the offers for them or ask for a commitment up front. What is the rule of thumb? Clearly I want to develop a positive relationship with each as we all have similar goals and I don't want to turn anyone off. Is it unreasonable to ask them to sign a Buyer Agreement before giving them further details on the property? Thanks in advance for your responses!

Welcome John! I'm also in the MD area and new to investing. Tax assessments I believe show how much taxes are calculated yearly, mailing address of the owner, land improvements, some times history of the property etc. I am pretty sure someone else could add more.
