Hi Everyone! I hope everyone is having a prosperous and successful week.

I am not familiar with the Baltimore area. I may be pursuing a property in this area to wholesale and wanted to know if this was an area that investors were interested in. Either as buy and hold or a flip.

Hi @George,

Welcome! You had emailed me dnshomes2013. A great book that I started reading is by William Nickerson, How I turned $1000 to $5 million in real estate. Another great one is What Every Real Estate Investor Needs to Know about Cash Flow and 36 Other Key Financial Measures by Frank Gallinelli. But don't get stuck in analysis paralysis you are just going to have to do it and learn in the trenches but if you have a great understanding of cash flow vs expenses then you are already ahead of the game. I'm still learning myself and decided to just do it with my wholesaling. Join BWI Investors (or even here!), there are tons of wonderful people on there that would be willing to walk you through a deal.

Hi Everyone! I hope everyone is well!

I have a deal and a buyer, I'm also a licensed Realtor. I would prefer to mainly wholesale the deal BUT I am not sure if Montgomery County allows that. Has anyone ever attempted this? They mainly use the GCAAR application which doesn't allow you to assign.

I'm assuming if I am able to assign it I would speak with the listing agent draw up the contract and then assign it to the interested investor. I feel like I am making this more complicated than it has to be.

I just want to make sure I am doing things ethically and legally. Should I discuss my intentions with my broker? I know if I find my own deals I don't have to discuss this with the broker but if someone calls me about my broker or contacts me while I'm representing my broker then I will have to go through the broker.

Should I contact a real estate attorney about this?

I will have to do some research as where I live in Montgomery County MD it may be harder to assign contracts. I understand drawing up an assignment contract and assigning the contract to the interested investor, just not so sure which contract to use or if the listing agent is familiar with that type of set up.

Back to more researching!
