Finally persistence paid off! Congrats. What the biggest lesson you learn there? Are you mostly hitting the MLS or direct mail?

With a real estate license, you carry a higher responsibility to the buyer or seller. The key is to remember when to play which role. It can get tricky sometimes. 

If your target cap rate is within the 'usual' range in your area, you can certainly try loopnet. But the truth is the best deals are usually off the market.
