I know Donald Kung did a few senior care projects in San Mateo. I don't know him personally, but I have his contact and can help make the intro.

It was great meeting you at the summit. Here are my thoughts on this:

A big part of being a savvy investor is being able to identify good deals from the bad ones. There are many books and blog posts you can read on how to do this, but nothing beats a real world practice.

@Brian Burke  is probably right, the value-add has already been done and they are looking to exit. But I'd suggest you don't walk away yet. This is your opportunity to learn how to analyze commercial real estate deals with helps from many folks on BP. Ask for the numbers, talk to the property manager etc. 

If, in the end, you think it's still a good deal, then go for it. If not, then you walk away with the experience and knowledge.

Jessica W. , Commercial real estate has a wide range, how much are we talking about here? 1m+ or 20m+ deals? With deal these size, find the decision makers and convince them to sell the building to you is challenging, not mention with a discount.

@jamie, 1% rule is possible in the bay area. Ask @J. Martin  about it. However, these deals are usually off the market, and are usually only available to seasoned investors(who has good relationship with agents or wholesalers). Investing in the bay area for most people is playing the appreciation game, not cash flow.

Out of state is a different story. You can find plenty deals meet 1% or 2% rule. However, with all these properties available you have the oppsite problem - which one do you invest? I'd suggest don't start with the property or chasing after highest returns. Start with the market, pick one with good fundamentals, then find a broker or turn-key property management company on BP, ask them questions, and build rapport with them. Once you feel conformtable witht the market, and team, then invest when the right property comes along.

Like @Troy Fisher said, @Johnson H. hosts an excellent meetup in the san jose area. The next one is 12/05. I met a couple wholesalers last time, you should definitely check it out.

@J. Martin you are the man! Like others said, hearing these from you is very inspirational. Keep up the awesome work! The summit was phenomenal. 2015 is going to be a great year!

Thanks @Karina Henriquez. Do you by any chance know a good title officer in the bay area? I don't have a need right at this moment, but figure it'd be a good idea to get introduced to one.
