Welcome @Prolet Miteva.

On the financing side, all cash can only carry you so far. Lots people here use 'buy - fix - cashout - and hold' strategy. When buy right, this allows you to refinance your initial investment out for the next deal. Others use hard money or private money. 

There are a lot of information for both of strategies here on the forum. We also have local BP meetup. Definite check them out.

@Jay Hinrichs no deal yet. It's a bit difficult to find deal here since even distressed properties go fast on the market. However, I do have a good lead that i m following. I have another guy wants to sell 1 arc land in Placerville area for 30k if anyone is interested.

@Joshua Durrin , yep, still keep tracking my stats and progress.

the list i have is a mix, and here are the response rates broken down as of today.

Absentee0.0378
Long Stay0.0145
Inhertied0.0136

A few things that's becoming clear:

. The response rate with absentee is about 2-3 times of the rest, the same time has the highest quality of lead

. Long Stay has the least quality leads: most of callers just want to be off the list(and angry)

. Inherited has similar response rate to the long stay, but the quality of lead is better.

So here you go. Love to hear what others has to say about the numbers.

I do 1500 mailing/month in my market to a similar list, here are a few things non-obvious things that I learned only after I started doing this. 

. Don't start out with your max budget, inevitably you will discover other lists you want to experiment with. Leave a little room for experiments, so you can compare the results with your main lists.

. Always mail to multiple listings. The problem with mailing to a single list is that you have nothing else to compare with, and therefore don't know whether that's a good or bad response rate. Also, if turns out that listing doesn't work for you(number wise), you are faced with a tough decision - continue or stop. With multiple listings, it's a game of keep the best and eliminate the worst(given enough time for both to perform, of course).
