Steven Johnson Ah sorry I misunderstood. I did my first absentee owner list from listsource.com and didn't cross check the addresses. I didn't really have any issues my original list was 350 I got 75 call backs only 2 were people that there was some sort of property or address issue with.

In that case I believe many people would use a VA for something like that or children/kids either theirs or relatives/friends kids. They can be paid pretty cheaply or maybe that paint ball gun the kid has been wanting ect.

This may be a really dumb question but is an NED list?

I'll post since no one has yet. There are sites you can buy or "rent" mailing lists from. I like listsource.com and USleadlist.com but there are a lot of sites similar. As far as getting leads faster driving for dollars and FSBO I would probably check out the FSBO owner sites, also things like craigslist.org. You might also want to check out the houses for rent on craigslist.org some times you can find deals there.

Aside from that maybe call in some favors from friends and family. You could also ask them to keep an eye out for FSBO signs or vacant looking properties just in their daily on goings to and from work, running errands ect.

I know some other people may use VA or virtual assistants with this. I don't know tons about that I am trying to avoid out sourcing if possible.

I'll post something since no one has answered yet. Im not 100% sure but I think it would be the same as wholesaling any other house. Lots of podcasts I have listened to have said they searched FSBO sites to look for deals.

James Vermillion I love New Orleans its my favorite place to be. I've never been to another city quite like it. I planned on moving there, but plans change. Now I'm glad I don't kinda lets me enjoy it when I want with out having to deal with the down side day in and out.

OK, so throughout the day I have been going over different contracts, posts, and bits.

I am thinking I should be able to use a simple wholesale contract with the terms then an assignment contract and deliver to title company. Any thoughts?

Bryan K. Houma is small in relation to New Orleans, we have a net population of around 209,000. The economy here has done very well compared to most other places 5% unemployment rate and while yes the job people want may be hard to get most people still have jobs. Over the past few years I have seem lots of companies (large& small) building stores in Houma when most companies where cutting back this area was still doing well for them most part. There has been a fair amount of new SFH & large multi construction. Houma is #104 on the Forbes list for "Best Small Places for Business and Careers" and #23 for "Job Growth" It is close enough to New Orleans that I can still benefit from that area as well ranked #29 on the Forbes list for "Best places for Business and Careers" and was Forbes's 2012 fastest growing city.

Not the best numbers but good enough that thinking about getting into real estate investing in the area just made sense.

Not saying we didn't feel the pinch as the economy went down hill but it was SIGNIFICENTLY less than most other places. We were very lucky in that respect.

Brandon Turner Yes, and the key word alerts are one of my favorite features! Louisiana is EXACTLY like True Blood vampires, werewolves, and fairies every where... on second thought maybe that's just the locals lol. I'm sure there are some small towns WAY down the bayou that may be similar to Bon Temps, but I haven't spent much time there. Some of the very old people still speak cajun french, but most of them are starting to die out. Haven't stumbled across any voodoo practitioners or witch doctors, they are around but are not easily found. For the most part Louisiana is much the same as other places I've visited (with the exception of New Orleans) just more water and humidity.

Prash P I've been to the last 2 Ring meet ups, but I should be starting my new job soon so Im not sure how my schedule will play out. Hopefully I'll be able to make it. 2 people from The Ring made it down to the last NOREIA meeting, if you have time stop by and check it out. They are a great group of people.

Wayne Brooks The deal I originally had was for a cash sale, but I would like to approach them with the terms and see if they would agree to them. I just want to have every thing lined up before I speak with them about it to cut down on confusion. The price that the seller is offering is less than the original price so the contract would have to be negotiated again, which the sellers said they were open too. The property in question is a SFH.

Jason Dillard Thanks for clearing things up for me. Sometimes I try to look at things from every angle and my brain just goes on crazy overload.

Hi BP community,
I have been a member of BP for a while but never did an in introduction. I live in Houma, LA about an hour south of New Orleans LA. I have been lurking around for a while reading, learning, and getting all my ducks in a row. I am currently working in wholesaling and rentals. I am working on my first wholesale and rehabbing a rent house with my in-laws. I am a member of the New Orleans REIA (NOREIA) and The Real Estate Investor Networking Group (The RING) in Baton Rouge, LA.

I also wanted to say thank you to any and all members that have helped me and patiently answered my questions over the months.
