Im down in Houma. I just joined NOREIA and will be going to my first meeting Thursday. There is also a real estate group in Baton Rouge you can find them on meetup.com I went to my first meet up with them last week.

I love meeting and networking with people near by. :-D

Most of the blogs, podcasts, and books I have been reading just focus on the numbers when finding a deal. I started wondering if its just about a good deal or of there is more that goes into it. I live in a small-ish but growing town with not much investor activity that I can find anyway. I was wondering if there are areas that investors are more likely to buy in or if a good deal is a good deal and it does not matter where it is. If so can anyone explain to me what a neighborhood that attracts investors would have? Or what to look for?

I have read to check the tax assessor record and see who is buying multiple houses, it's around $260 or so for access to the tax assessor's web site. I have heard tax records were public record, canI go in person and ask for tax records or would it still be the same price?

Another piece of advise I found was to drive around and look for "for rent" signs. There are VERY few houses for rent here. I think it's a mix of not much investor activity and low supply vs high demand.

I do believe Houma would be a good place for investors, it has grown significantly in the past few years ,even bringing in new companies during the recession, and continues to show a solid growth rate.

Unfortunately not. Our real estate agent asked if we could up the price and hold it in escrow they gave a huge lengthy reply which basically boiled down to no. Lol. I do appreciate the advice. We did find a local company to finance us at only a .4 difference we still have to sort out a few things and make sure the same thing dosent happen again. We are still hoping to find a way to get back our deposit we have USAA or find a way around it. I'm guessing we are out the deposit though. Thanks again.

That is something really good to take into account. Something I probably would have never thought of for sure. That's what we have been looking into I much prefer to use small local banks for things it is so much easier plus keeps business in your community.

Thanks for the reply and phone number. It was a traditional loan through USAA not a VA loan since we don't plan on living in the house. We may have to give that number a call and see what we can get sorted out. Thanks again!

Ok so my husband and I are about to purchase our first rental house. We were supposed to close on 06/10/2013. The appraiser gave an after repairs are made price I'm not sure if this makes a difference or not. We just got a call from USAA telling us that they will not approve the loan until all of the repairs have been made and e-mailed the list. I can understand code violations or things that would cause harm or injury to someone but cosmetic things are also on the list. Why would they require this? Does anyone know a way around it with out loosing our deposit we have to the bank? Or does anyone have any advis in general? USAA told us that the seller should fix the property and then renegoiate, but the current owners want to sell as is.
