It depends of your budget but there are also live answering services you can get. Those are pretty cool but Im trying to keep it simple for now.

I think it sounds pretty good. Mine just says something about This is Stephanie Foret you've reached my voice mail leave a message.

You could also say something along the lines of leave a message or visit my web page at blahblahblah.com

and have an information capture page on the site

Maybe call around and ask if the title company is investor friendly. There is only 1 maybe 2 in my area that work with investors.

You can do a quick google search for the assignment contracts. My favorite resource besides BP is YouTube just search what document you need and you'll likely find clips of what it is/ how to fill it out/ where you can get it.

Hi, Welcome! What part of TN are you moving to? I lived in sevierville, gatlinberg, pigeon forge, and Knoxville for a few years. (I moved around a lot)

Lots of people like absentee owners. I have not had much luck with them mostly they seem to be "tire kickers" just wanting to see what I'll offer then look at me like I just burned a flag when I give them a low ball price. Ill keep using my absentee owner list until its no longer fisable just bc I paid for it lol.

I think I'd like to put more of my efforts into probate/estates or maybe foreclosures.
I've been doing a bit of driving for dollars lately. Just taking the long way home or if I have time driving around a neighborhood looking for distressed properties.

Some people will also say check CL for for sale by owner houses or in the houses for rent section.

If you go under the resources tab and click file place there are a few contracts in there. You use paid sites that are specific to your state like uslegalforms.com. You can also do a google search there are at least a dozen or so free contracts. My favorite is youtube theres clips that show you how to fill out said contract with a link to get the contract usually for free or for the cost of your email.

I understand feeling the hurry to feed properties to cash buyers, but they aren't going any where. Put them on the back burner set up an auto responder to keep in contact and focus on deal hunting. If your deals are good enough they should remain receptive or another investor will come along.

It depends on your area, in my area I only found realquest.com at a min of $50 per month and the only info it had was what sold in an area, what it sold for, lot size, and tax appraisal. I had to use the tax appraisal to do the comps.

I guess it also depends on if you want a free or paid service. I have also heard of redfin.com, homes.com, Zillow.com, truilla.com, investorcompsonline.com there are tons more. Im sure if you do a search on the site youll find some great things.

Lots of people don't like using sites like Zillow.com, you may be able to combat that by looking at comps from several sites and getting an average or seeing which you think is more accurate.

I guess realquest.com would have to be my pick since no other site has any thing in my area lol.
