Did anybody make any headway on this? Would love to learn about any solutions that you came up with. Couldn't edit my prior post to tag people to ask about direct mail

I looked around at what products were out there and didn't see anything that met my needs. Wanted something dynamic and not the traditional list data that goes bad and needs updating. Found out dealing with addresses seems to be the largest stumbling block on any matching program. 

Ended up hiring a couple of developers to help make one. It does 95% of what the OP suggested and a lot he didn't. The program is built out at the county level, contains every county record (residential, commercial, land ect) It pulls and scrubs court records like divorce, probate, eviction, liens daily and matches to property owners in the database to build and store their history of all motivations. "SellScore" This eliminates static list. When a home sale happens the property is updated.

Basically, it is an evergreen data of every parcel in the county. The current project connected 2 neighboring counties so property ownership, tax delinquent and all motivations are tied across counties. With dedicated servers storing data the county number is limitless

You keep getting Memphis leads, are you operating in the Memphis market?

 I get 100+ leads a year out the Memphis market.

Sent that lead to another investor that asked for it first. He put the house under contract. For best results you gotta call the seller within 5 minutes of the lead coming in.

I generate motivated seller leads in many markets.

You have to close deals to figure out what "your" close rate is. 

Its like asking how many dates does it take to get married? Some get married on the first date or 5-6 times and others never do even if they go on hundreds of dates.  You don't know until you do it.

I figured out I was horrible on the phone. My bedside manner is wack. I started outsourcing the stuff I really sucked at and focused on what I am passionate about. Lead Gen. I dove into online marketing.

I have cities where the "closers" get better than 1 in 8 (I would be closer to 1-25) and other cities where the people get 1-30. The leads are generated on the same website. The major difference is the person closing
