The problem with Realtor, Redfin and Trulia, is that the information isn't always accurate (dates and times), and doesn't always give the whole picture (there are far more open houses then listed on those sites). The MLS in my area also has a search feature, but rarely shows a fraction of the open houses that are actually going on. It all depends on if the Realtor actually updated the information. I have found that in my area, the best way is to just drive around on a Saturday or Sunday through an area I want to look at, and find the open house signs. It's rudimentary and kind of inefficient, but seems to produce the most results.

(Note: I'm not a wholesaler but have wonder similar questions) Just because a seller would want a quick sell doesn't mean he would be able to market and find the sellers in time. Might be possible, but from what I understand sometimes marketing campaigns can take a while to establish. I might instead focus on the new market instead, or a market within driving distance of the new one perhaps?

I'm Jason, and i'm new to RE investing.

I'm mainly looking for buy and holds, and was originally only going to look out of state. I've opened my eyes up to this market more though. My main goal for now is cash flow.

My wife and I are also considering doing a "live-in flip" downtown. I don't know much about the downtown market/neighborhoods though and am doing a bit of research first. I'm also looking into the "old town" parts of Rocklin and Roseville (currently live right on the edge of the old part of Rocklin).

I'm also working on my real estate license. I currently have a full time job, but want to transition to full time real estate (both invest and "sales") in about 2 years.

Looking forward to this meetup! Every time i've attended a meetup or REIA meeting I learn quite a bit and get a little more motivated.

I'm not an agent but own in Rocklin and am currently shopping for a new house also (as well as selling our current, but it's only 3 BR).

For what it's worth: When we bought in this area 3 years ago, Zillow was pretty much dead on. Now it seems to be a bit low, probably due to the fact that there just isn't much available. We had 3 CMAs from different agents for our house and two of them were about $30-40k higher than Zillows estimate. I haven't really looked at Trulia.

a lot of people in this market say there's nothing available, but if you dig deeper and ask how they've searched, it's not very "deep" searching. Loopnet, Realtor.com, Internet search, etc.

I haven't tried "deeper" searching myself so I might be way off base here, but it's just something I've noticed from a few conversations.
