I was just there yesterday wondering when we'll do another. Wednesday would work better for me, but I'm only one person. I'll do what I can to make Thursday work though.

I've even noticed that most real estate agents don't actually know what real estate investing means, let alone wholesaling. The ones that do know what wholesaling is are likely to tell you it's illegal (a whole other topic for another time).

- see how close the nearest Walmart and McDonald's is - then call them to see when they were built. That will give you an idea of how long ago those two corporations identified that area as an area of growth 

I've never heard that one but that's a good idea.

2009's market and today's market are VASTLY different in this area. Even in the last 1-2 years prices are going nuts.

@Chris Vail (and everyone else for that matter),

We went downtown to look at an apartment yesterday and decided to go drive around Oak Park just to get an impression for ourselves. It was nicer than I had  expected based off what I had read. We made it down to about 14th ave before it got to the point that I wouldn't buy there. But even my wife mentioned she would feel mostly safe walking around, but not at night.

Definitely drive it for yourself and see.

I've been looking into this as well lately, but haven't defined areas as of yet. 

I think @Al Williamson is a big war zone investor.

@Jordan Thibodeau Makes a good point about timing. Right now the market up here is hot. It got off the a bit if a slow start but seems fairly strong right now. My wife and I have realized that we're probably going to end up waiting a few months before doing anything. It's not to say that we're  not actively looking, but it's more like "expectation management".

You mentioned duplex, but would you be willing to do something up to 4-family? From what i've seen, a duplex might be harder to get cashflow too, but 3-4 plex becomes more of a possiblity. 

I thought this market was out of reach too and was planning on moving my money out of state, but there's possibilities for cashflow, they're just harder to find.
