+1 to what @Andy Luick just said. I was in Afghanistan until a couple of months ago and know exactly what youre feeling. I used that time to research, read, and listen, so when I got home I could more or less hit the ground running.

Sacramento has been skyrocketing too. It's possible, but it's not easy.

I LOVE using the iPhone app for surfing around the forums, and love that I get notifications right on my home screen when I get a reply, keyword hit, etc.

But i've noticed a couple issues, and maybe i'm crazy but thought I would post them here...

1) Is there no way to follow a topic on the app? If I reply to a topic hoping to join the conversation, I want to be able to click on "monitor topic" or "notify when a reply is posted". I'm not seeing it in the app, but as noted above, maybe i'm missing something.

2) Actual bug: I wanted to look at someones profile on my laptop, so I sent myself an email through the app on the members information page. When I sent it, it sent me the wrong address. The website uses biggerpockets.com/users/ to go to profile pages, but the app sent me an email that was biggerpockets.com/user/

Anyways, that's all for now I guess. Thanks for the hard work!

We are essentially a suburb of Sacramento, so we're stuck with the same market ups and downs (for the most part, not exactly though but you get the idea).

I'm definitely looking both in and outside the area. At first I thought it would be impossible to get in this market, but am learning it may not be impossible, just not easy...

Great question, I've been wondering the exact same thing lately. I'm sure it varies investor to investor, but would like to know how people pay themselves. A percentage of each deal? A set amount each month or quarter?
