Right off the bet, the reason I don't want to borrow is that dealing with interest is against my religious beliefs. I am preparing to move to Tampa Bay in 3-4 months, I will be renting for a while so I can use my $350K -$400K in cash to invest. My plan is to hopefully get into flipping and once I have made some extra capital to buy a property for cash and hold it, then hopefully repeat. I could possibly sell my rentals in AK and free up another $350K if I realize that I am able to deploy it and make more than the $4K monthly cash flow it now brings. Do you recommend another strategy to aside from flipping houses that would help in building a portfolio of cash-flowing properties? Would a STR be a feasible alternative in Tampa Bay?

That's some great input, Dillon! I am planning on moving with the family to Tampa Bay sometime later this year or beginning of next. Because I don't want to rent first, I will look to buy a SFH as a second home (10% down) or as an investment with 20-25% down. Being able to pick the right home for the family ( right town, neighborhood, schools) isn't going to be easy given my situation, so we're planning on adding the following criteria for a fit for our first home in Tampa Bay ... This home would need to have the potential of a long or short-term rental property after we have settled and decided to move to a home that meets more of our needs. Are there any areas in Tampa Bay that you'd recommend buying with these things in mind? We like towns like Clearwater, Palm Harbor, and other towns within 20 minutes or so .. Does this even make sense? What would you do?

That’s a great profit margin, congrats!  Was this a duplex? How big is the property?

Hi Kelly, I live in Anchorage, Alaska and have been considering purchasing rental property away from my state, Florida, Texas and Tennessee are appealing to me.  Are there any sources you can share with me where I can learn about your market, perhaps even a turnkey operator?  

I would appreciate any input 

I don't know any trustworthy turnkey operators in Chattanooga. However, the bigger property management companies would be a good place to look. I know some of them maintain lists of properties their owners would be willing to part with and they already know the house and renters well.

I have to warn that Avondale is one of the roughest areas in Chattanooga with higher crime. Your renter pool is going to be people willing to live in those high crime areas. You can get higher returns in exchange for that headache if you can handle it. Definitely talk with PM companies. First PM and Tunnel PM are both very active in the investor community.
