Quote from @Jason Wray:

Flue,

All great options but I would look into Holiday, Largo, or around Crystal River. I am over in Treasure Island/Madeira Beach area and its not bad but a little pricey. I closed on a few deals in Holiday that turned out to be a gold mine for STR's. Largo is also a great place to find a flip if that is something you are looking to do if no LTR/STR is of interest.

You can still find some good deals in Pasco and Holiday that can actually pass an inspection and not be "Subject to" which is a plus if your trying to avoid HML or "All cash".

 Great input, Jason, thank you!

Hello BP! Looking for a property to flip in Tampa Bay.Hillsborough, Pinellas and even Pasco county. SFH all-in(acquisition and rehab) for up to $350K cash. What towns should I focus on, where should I look based on my buy box? Anyone has experience buying at the County auctions? Thank you in advance for any input/advice!

Quote from @Ashley Hum:

Tampa has a ton of STR I would go on air bnb and VRBO and look at the competition to get an idea :)

Great area though! I love FL! Just very over staturated with STR, in my opinion. Also insurance and taxes are crazy! I have 4 just south Tampa

Thank you, Ashley, I will definitely look into STR!

@Flue Hasipi I am an experienced flipper and would be interested in doing JV deals in Jacksonville or Brevard county (Cocoa/Melbourne/Titusville).

I appreciate that, I’d consider doing that once I get my feet wet in the Tampa Bay market. Thabks for reaching out!
Quote from @John Herold:

Buy anything that is not readily financeable right now but that can become very financeable after you throw a bunch of cash at it.  Then sell to someone who can pay up due to wide and relatively affordable financing options that are available to them after your investment.

Valuable advice, thank you,John!
Quote from @Joseph Stern:

Hey Flue, Tampa is very STR friendly and they perform quite well year round. If you purchase them cash, add some value, and rent out for a few years, you can build some nice equity while creating cash flow for yourself along the way.

Joseph, that seems like a good approach! I appreciate your input!

Flipping is cash intensive and unless you have a great plan and solid team that can execute quickly, it can mean having your money tied up for lengthy periods of time.

There aren't as many great deals in Tampa Bay, but they do pop up every so often.

A way to get into flipping and not have all your capital tied up in one deal would be to JV with experienced flippers. You can then split the profits at the sale. No interest needed and you have exposure to more earning power.

Great advise, I appreciate it!

Hello Flue Hasipi in AK?  You are already a property owner with some money to invest. You need to read the IRS rule 523 on Sale of your Residence. That is the way you live in your Home for 2 out of 5 years to Sell Tax-free up to $250,000. Do you subscribe to Dave Ramsey? Did you do his "5 Baby Steps?" You want to be an All Cash guy? You don't need to ask any questions of the RE guys in Tampa. You need to learn to do Searches on Zillow and do your own research. Start with Land. Find the value of a Lot in Tampa, Orlando, Jacksonville, Miami etc. Find the value of building a new block 3/2. The Lot value plus new construction value is the highend value of the rest of your Searches for Houses, Apartments, Townhomes etc. Do the numbers and see if what you are looking at can make your any money with whatever Method you want to use to fix up and Rent or Sell. The Flipping Business takes six months or more to Sell. One house at a time is not going to make your rich.

Some great pieces of advice, thank you!
