Newbie landlord in Denver

Hi! We just moved out of our townhome in Denver in to a SFH and turned our last home in to a rental. So far, so good! I'd like to learn more about this and potentially get another 1-2 properties in the next 1-2 years to diversify our investments from just stocks. I know there is quite a bit of representation in Denver here so excited to meet with others in the area.

Although turning single family's and duplex's into more units sounds like a great idea it can be illegal in the city and county of Denver. Denver has a law that mentions only 2 unrelated people can occupy a dwelling. They are trying to now change this and up the number of people but I don't believe the law has changed yet. I would be cautious because there's nothing worse than having the city fine you and tell you nope can't do that. House hackers should be cautious too. One neighbor complaint and things go south quick. What do you do when you have a lease with a tenant who legally can't live there? That's where lawsuits come into play. Be safe!
