@Terri Pour-Rastegar  I have a great security plan that works for me on my flips in bad areas!  know I am coming in late here, but wanted to give you and others the info on what I do.  First, I have flipped homes in bad areas, with higher crime. I flipped a home last year that was in an area where there had been 6 robberies on the same street in the last few months.  There was even a flip that was broken into, and they caused lots of damage.

I have a very simple fix and it has worked 100% of the time for me. I pay someone $20 per day to stay in my home. I simply post on Facebook that I have a flip and I need someone who can be there every evening while the work is being done. I tell them it will not be glamorous, but it is a free place to stay and they get paid a little for their time as well.  I usually get 3-5 people who call me and I see who I feel will be best. 

A few months ago I did this on a flip and I was called by a former Marine who had just gotten out of the service and had a job, but could not afford his own place yet.  He was living in his car temporarily.  He was thrilled to sleep on the floor with a sleeping bag.  I provided some additonal blankets etc...  

I had another stuation with a flip, and I had a college kid stay there. He took classes during the day but stayed in my home each night.  He was in a dorm with like 4 guys, so being able to crash in a vacant house and get a few minutes of privacy was great for him.

I could go on and on with examples, but I have never (knock on my fake wood table) had a property broken into or vandalized when someone was staying there in the evening.  Even in bad areas I have had success.  Be sure to inform your insurance company that someone is staying there.  In some cases this will actually reduce the cost of your insurance. I know with the company I use, it is lower the moment someome begins to stay in the home. I pick good people who need help, but are hard-working. 

However, I do believe that bright security lights that are motion sensitive and a loud motion detector alarm inside is a great idea if the house is left vacant.  You can get good backup battery systems for these products, so even without electrical they will work and make a lot of noise and shine a lot of light.

Almost exactly 2 years ago I launched the Roseville Real Estate Investing group.  One of the only FREE groups like it in my area.  We are now approaching 1,000 members and we have many members from BP's.  I put huge emphasis on members doing deals together and my members stay and network for hours after the meetings end.  This has led to hundreds of deals being done between our members, wholesale deals, flips, private lending etc... In 2016 our members made well over $1 Million by doing deals with each other. Deals they never would have completed if they had never joined the group and met other awesome people!

We are off to an incredible 2017 and I wanted to share a pic of our meeting just a few nights ago with 110 people! We average between 100 and 130 people at every monthly meeting.  Many of you have met me here and then met me in person when I am speaking at the meetings.  Your feedback and enthusiasm toward real estate investing is amazing!

@Wes Blackwell @Kim Stofan Wes, thanks for the mention of me and my real estate investing group (RosevilleMeetup.com)! Yes, my point last night is that there are a ton of flip deals being done in MLS, and the numbers prove this fact. Not all of them are the home run flips that we all love, but there is a lot of money out there to be made. I also high-lighted a home in Carmichael last night that is an absolute flip opportunity, and I see this all the time. Too many investors are stuck in the past, or stuck on HGTV, where every flip yields a ton of money. I do see some bigger profit flips, like one of the members in my group last night just flipped a home quickly and made $60,000. Another member just made $70,000 on a property that was wholesaled through one of our meetings. You are right, for those who put the time and energy into it, they will make money! If anyone wants to know, we have our next meeting February 7th and the details are at the above mentioned website. That meeting will be a "Wholesaling Boot Camp" taught by me and @Kelly Krezek ....

I forgot to ask if anyone on this thread has had any ongoing success w selling Notes they create? It was mentioned several times in this thread, but I have never been able to sell a Note I create at Par, regardless of the interest rate or LTV...buyers ALWAYS want a discount! I have found this even on bigger Note selling websites. In theory (as mentioned in this thread) it would be great to loan a flipper money at say 12% and 3 points...keep the points and sell the loan to someone else at PAR, but I have yet to meet anyone who has been able to make it happen consistently.

@Jack C.  Thank you @Account Closed for mentioning my group!  Yes, my group is at RosevilleMeetup.com and we have a free meeting each month, with the next one on Tuesday, January 10th at 6:30PM at Whitney Oaks Golf Club... 2305 Clubhouse Dr in Rocklin.

These are awesome meetings with lots of BP members.   We currently have just over 800 members in the group, and our last meeting had 130 members attend.  I will be starting a 3-month series on flipping at the January meeting.  This is an incredible place to meet other investors and learn everything you need to know for free.
