100% financing is common when you know what you are doing and build connections w private lenders.  I  I have loaned 100% many times to flippers I know.  I have also partnered where I put up the money and get a guaranteed rate of return and a portion of the profit.  It's all who you know!

As a flipper and wholesaler, I have looked at thousands of deals. Sometimes you find a deal that has a little money in it, but not enough to flip or wholeale. So, what do you do? @William Brown  I did actually buy it and close escrow, so that helped a lot. I find that people pay more for a home when it is owned by the seller, and not a wholesale deal.  Flippers smell blood in the water when a property is being wholesaled, because they know there is a clock ticking.  When I own the property, they know I could care less. If they don't buy it, I will just do the work and flip it myself.

@William Brown  I have been getting good at this strategy of doing very little and selling to others, or helping a seller rehab their home and then sell for top dollar.

Ok, so on this one, here are the details.  I was contacted by one of the wholesalers I network with and they offered me the home.  I made an all cash offer a little less than where the wholesaler was offering and he accepted.  They wanted a very fast close, so I said I was prepared to close in 48 hours with no contingency.  

The next day my wife said this home needs a lot of work, are you sure you want to take this project on?  I decided to market it to other flippers I know and see if I could make say $15,000 quickly.  They bid it up and I made $38,000.  

I lead a 900 member real estate investing group with a lot of BP members, and I am always telling people the real money is in the networking.  You can only find so many deals on your own with your network of friends etc... However, if you network with 20 people, you have access to all their friends, once they know what you do. Of course, I would recommend networking with more than 20 people, and making sure each person knows what you want and how to contact you.

I have been involved in some great flips lately, but I love the strategy of doing as little as possible and then selling to another flipper who is willing to flip on lower margins.  I recently purchased a flip, put in less than $200 and sold it 48 hours later for cash, and made a $38,000 profit!  

I had actually wanted to flip this one, but another project came up and I needed the money quickly.  I put out the word to my investor friends, and someone came in almost immediately and picked it up.

If I could only do that every week!

Continuing...Back on market homes are usually homes that fell out of escrow.  Sometimes they are now highly motivated if they need to sell quickly. I recently bought a home $40,000 under the price it was in escrow for when the buyer could not qualify.  The home needed zero work and was really nice. I paid cash and resold it a few weeks later. I'm doing another deal like that one right now.
