I run a large real estate investing group in California and this week I am speaking on 100% private money financing. This is something I do for flippers in my group, but I am looking for any hard money lenders who also do the same. I know a few who loan at 90% with 100% rehab money but I don't know any who loan at 100%. If you know of any, please let me know. Thanks!

I think the real estate market gets worse later in 2023. This is due to consumers treading water financially and this has been going on for 2 years and they are out of money. I have a relative who works for a large car repo company and they have never been this busy in their history. There are now 15,000 repos per day in the US (you can use Google unless they have hidden this fact again). Layoffs have been increasing, especially in silicon valley and they are many many companies stating 2023 is going to be bad for them and they may have to reduce staff. It feels like 2007 when the real estate market was holding steady but the consumer was weakening behind the scenes. As the consumer got worse the market went down. Sorry but there are lots and lots of loans and homes upside down and these people will be gone when things get worse and they will drive the market down. In my area of Sacramento there are thousands of upside down FHA loans done over the last 18 months and they were all financed at near 100% with MIP and these are the lowest quality buyers... To say the market "can't" or won't" drop is just as ridiculous as the people who said it in 2007....and there were a lot of them... they were all wrong. I will mark this post and take a look at it in 12 months January 2024.

Yes, I am excited to be back and speaking about real estate and real estate investing. I want everyone to have the best 2022 and best year of your career. It starts with getting motivated, getting focused and setting a real plan in motion. You can do it! I know you can because I have taught thousands how to flip, wholesale, invest and build wealth. A bunch of you came to me early in your journey and you are now millionaires. There is a lot of room in this industry for many many more of you to do the same.

In this real estate investor meeting I am going to have fun, get you motivated, and ready for all that 2022 has to offer. I will be talking about what is working right now to find deals. What has changed in the market and flipping and what you need to do to fast-track your future.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $465,000
Cash invested: $25,000
Sale price: $580,000

This was a classic fix and flip. Seller moving out of town needed a fast cash buyer. Work included, new flooring, new paint, appliances, backyard landscaping, and cleaning up. House sold in about 2 weeks on MLS.

What made you interested in investing in this type of deal?

I was called to invest my own cash. The seller needed to sell quickly and did not want to list on MLS.

How did you find this deal and how did you negotiate it?

I was brought into this deal by one of my investment group members who attends my events.

How did you finance this deal?

Cash

How did you add value to the deal?

The house was in good shape. Replaced flooring, baseboard, appliances, new paint, new sod and some basic backyard landscaping. Some of the work done by our team and some hired out.

What was the outcome?

The property sold for a good price and $60K profit after all expenses and rehab.

Lessons learned? Challenges?

Don't install sod on a 108 degree day!

@Lake Lutes  Hi, I just came across your response, so my apology for taking so long to answer!  When you say you want to purchase your first property...do you mean a primary residence or an investment, like a flip?  I applaud you for wanting to get more involved in real estate and/or real estate investing.  

You asked about my REI group. Yes, I am still leading and running my group, and even did a YouTube live townhall 2 nights ago with an 8 panel group discussing the housing market and our views about a crash. I can't give the url etc... here, as BP's doesn;t allow self-promotion in this part of the forum, but reach out to me in a message and I will give you links and more info.

I know this is an old post, but wanted to add my 1.5 cents :-)...  The great thing about Realtors is they ALL want to be found, which is why they have their picture, phone, email, etc... all over their social media, cards, and everything else. In addition, 90% of them are doing absolutely nothing at any given time.  I use my phone!  Yes with email I can shotgun approach to a lot of agents, but my success rate is about 75% with a phone (3 out of every 4 people I call).  I get a lot of my flips and wholesale deals from agents, when they go to list a fixer or they just hear about someone in default, etc... I call an agent I don't know and introduce myself as an investor and ask them if they have any properties currently for someone like me.  99% of the time, they answer "no".  I then say, "do you mind if I tell you what I am looking for in case you hear of anything, or get a listing in the future?"  75% of the time they say, "Yes", and I proceed to give them my elevator speech about what I do and how I can help them move properties.  I also tell them I am willing to partner of they find a deal and want to learn more about flipping.  It is easy...very easy to market to agents this way.  You could also change my script up depending on what it is you want from the agent...
