Building the Super Wholesaling Business

I am beginning 2012 with great goals and direction. Still a newbie... but goal is 2 deals a month.
So to achieve this while developing a fluent wholesaling business.

What would you do with approximately $500 to spend on creating a successful business flipping property. (Websites, Bandits signs, Car magnets...)?

You can give your business model...ect or simply a breakdown of what you would do if you could start over.

Hi Demetrus,

J Scott and Ryan Webber are as usual, right on track. Here's my 2 cents...

Your business systems like phone, fax, record keeping, document generation and even some simple web sites (all that is really needed for lead capture, marketing contracted properties and credibility) you can do basically for free with Google Apps, or even a solid single user Google account. It takes a little time to think it through and set up, but well worth the effort. The bottom line on this is that you need a certain amount of infrastructure to even begin, but it can grow with your business.

As stated, your marketing will make or break you. I did a little snooping and found that you are sitting on a silver mine. Your County's Tax Appraiser has an AWESOME search capability. With a few clicks, I was able to generate a list of all the out of state absentee owners for SFR's. A few more clicks and I got inherited properties, properties granted by divorce decree, deed in lieu... Wow. Wish my county was set up like that.

With those lists, which you can generate quickly and for free, you could do some very targeted (i.e. cost effective) direct mail marketing. Post cards are cheaper, but yellow letters wouldn't break your budget. Time or money...it will always cost you one or the other.
