Not a joking matter though. You are correct ( sorry if it came off that way )

Sorry that you have taken insult and offense, that was never what I was trying to do ( seriously appreciate the advice )

- Yes, my opinion is it’s redundant. That’s fine. You are buying homes that are twice as expensive in the blue collar areas, you are dealing with different DEMO’s and economic standards. Your process works with that area.

- I am afraid if you tried the process in one of the poorer sections of towns, it wouldn’t work, many that apply do not even have legit access to websites as such..

- I will be more careful on my screening going forwards to lower eviction rates.

- You can have the perfect quality tenant but they can still turn out terrible. I have had a lawyer destroy an apartment inside and out. A LAWYER... CRAZY. An everyday professional.

- I WOULD never imply someone that is POOR, is “ incapable and Stupid “ because that’s not the case. Low income housing has connected me to many smart individuals who had tough situations. Situations that you most likely seem to discriminate against in your “ diligent process “ lol.

What if having these standards removes 90 percent of my possible cliental?

It’s hard to find the really good standard tenant in the Lower Income rental business

- however, people have commented on this thread saying to STAY AWAY from using those words? It’s a mess. LOL

It’s not wrong or discriminatory to judge on a magnitude or reasons?

I feel as if some people on the thread are pushing towards saying that’s super discriminatory.

I don’t want to rent to an abusive alcoholic who smelled like alcohol during the walk through but had that great 800 credit score

I have a track history of renting to disabled, poor, and minorities. So there isn’t any discrimination over this way. However, I see the VALUE in your example, I just don’t want you getting a wrong image of me.

Anyways,

- Your advising to always select the FIRST most qualified? And that would help protect me from discrimination claims and such?

- What if I have 10 GOOD people apply though? On a long day of showings, I showed 10 and all 10 applied. Of course, the third party processes ONE at a time, but if the first one is QUALITY, it isn’t FAIR at all to just Throw the other 9 applicants OUT.

- first come first serve sometimes brings sketchy characters and unqualified characters to the home,

I hate when people call me an say “ can I hold the home! I’m the first to call, Let me pay today? “ those tenants are usually going to be nightmares to your household

- I moved a guy in, he offered to pay double the required security deposit, home wasn’t move in ready until 2 weeks from the day he begged to move in, but I allowed him to. Come to find out, he’s a felon, with a bad track record. He gets arrested 30 days later and sends terroristic threats to me and my family....

- I have had my life threatened so this tenant thing, yeah, I want to be very diligent and pick the MOST QUALIFIED

Hey Linda, thanks for the super detailed response. Lots of good advice in here.

- Are you saying the 20.00 is too HIGH? Or too low? I thought you charged 25.00?

yes, I hear clients saying they spent a bunch of money on application fees and failed to get picked. Probably a bad sign that I shouldn’t rent to them... ( every case is different though )

- I pay a third party property manager to do the due diligence on each application that’s sent in and help select most qualified applicant, however I’m still faced to reject

- What are the key systems I should change right now to make sure things go smoothly and I won’t have to reject persons... just simply raise the standards?

- What if I need to reject 5 QUALITY applicants? How have you handled that in the past?

- Yes; I guess providing some sort of pre set qualifications would be helpful for people. But my only thing is, it’s the low income rental sector, it’s hard to find a great tenant..

- I find myself allowing things to slide and that’s why I never put out the pre qualifications... if I do, I feel like no one will ever show up to apply because everyone will feel as if they legit have no SHOT. Most clients lack the credibility to pass every standards ETC
