Yes, the Gut feeling is HUGE. Seems as if, the consensus on here is that it’s discriminatory?

- I just want A good tenant , with a good track record. But I’m willing to negotiate if they are a fantastic person and just hit rough patch.

- I can not let the fear of a false discrimination accusation stop me from keeping my assets safe. I need to pick the BEST fit tenants going forward and I will keep trying my best to do so.

- have you ever had to reject multiple great applicants?

- what do you charge? For fees

Yes, totally agree.

- you and I operating our business in very poor areas have to have humanity. We are not RENTING TO DOCTORS.. I repeat we are usually NOT finding a big salary client like this lol. I love this market though, it’s teaching me so much. I have to be fully HUMANE and understanding of how life HITS people in the face sometimes. But I also, have to protect my BUSINESS..

- first come, first serve basis is very dangerous, some people will do anything just to get in the home and become a nightmare.

- this thread went way off topic, it simply stated with “ how can I best reject someone “ but people made it seem to be like I was trying to discriminate. Not true at all

- I have to reject people. We all do.

- what’s the best way?

- do you charge application fees? Non refundable?

- i am sure our processes work for the hood, because no one will EVER have that great credit score or 3x income. I never see it..

Hey Matt, I use a third party.

With large amounts of Property management experience. I Pay her all the fees directly. No profit.

- I have seen recommendation to take things into my own hands and do all the checks and research.

- I have seen people suggest websites.

- I will probably always use a third party with experience to help select qualified tenant though

I was surprised that commenters on the thread had asked the same thing you have.

- I market my property extremely well, Facebook groups, Zillow, hot pads... about 10 different places... even on the windows of the home..

- Once the home gains attention, clients can schedule walk throughs, if they like the home during the walk through, then they are allowed to submit an application and ask any questions they have..

- My rents are all placed at 10 percent above neighboring rent rates. Marketing and being compassionate get people through my door. I don’t let myself or my third party to mark CREDIT score as a defining factor as to why they weren’t

Selected.. I understand unique situations. I have noticed many landlords and investors on the post have seemed to lose

Compassion over the years. I’m young and maintain the compassion. I understand people come from poverty and bad backgrounds. Your credit score doesn’t necessarily define the type of tenant you are.

- I had an RN MAKING 60k a year apply, her credit was terrible... but she was such a quality applicant everywhere else during the screening process

- I will continue to market my homes well and gain interest

But I will now set pre set qualifications

- I will continue to charge 20.00 per applicant as well, Thats very reasonable
