Chances are, if you ever do evict, you will get ALL the back rent, because he is working for the state.

If they are trouble tenants and it’s not worth sticking with them, then evict. Evict . Evict

First get the partial payment and then proceed, I know in MANY states this is fully legal.

It’s the same as, if they pay the rent in full on the 1st of the month, and then you proceed to evict the next

Day! Landlords do this all the time!

- We own the homes, not the tenants!

Is it true you can Always Start the EVICTION process at any given time?

- Late rent isn’t only reason to evict

- Many reasons arise within evictions...

- So if he accepts her 800.00 dollar partial payment, you are saying he can’t go proceed to evict still?

But yes, I can’t help if 15 people want to submit an application. It’s a hot rental market.

Me rejecting shouldn’t being discrimination about. Rejection is a part of the process. Only one person can move in at the end of the day.

The community has offered amazing advice on my last 2 threads. I had to post again.

- Self eviction? Convincing someone to leave? Cash 4 keys offer? Changing locks after they haven’t even been living in the home for a certain period?

- experience with this?

- Before someone gets upset, lol, I am not saying I’m engaging in randomly KICKING people out of their residences. I go through the courts 99 percent of the time, unless they have abandoned my home..

- I just want to hear what others have experienced.

My clients are all from the protected classes that you speak of. No discrimination.

Again, what do you say when you
