We work with a dozen or so flippers finding them inventory in and around Columbia. We also work with another half-dozen flippers and investors from out-of-town acquiring houses for them and connecting them with contractors and, in some cases, property managers.  

The market here is very strong in the Midlands with the lowest inventory of homes for sale in 12 years, we are told. Makes it easy to sell the finished house but tougher to steal anything.  There are always deals though and it takes a concerted, consistent effort to find them here, same as anywhere.

Which makes me wonder: is there anyplace where it is 'easy' to find under-priced houses? Maybe a dumb question but I am curious if anyone can find more houses than they can handle?

We use Dooley Law Firm in Lexington on a regular basis. They seem careful which I like for my clients.  David Ruple is also someone I have confidence in.
And my co-agent closed a deal with Burr whom Andrew Junquet suggested and it went simply enough, which says something in itself. All right here in Lexington.

She is referring to a remote area of UT that is currently depressed by low oil prices. Assuming oil rebounds, her duplex will probably be worth 300K in 5 years when oil is booming again. and be renting for 1100-2000/unit. Its a big appreciation play.  

 Lo these many years ago I lived in Rifle, Colorado. Shale oil country. Boom and bust but when it booms, hang on! Vernal is probably very similar. There is definitely the prospect of appreciation which is much less likely in a market like Columbia, as you point out.

You can believe it or not but we work with two Utah investors who put money here.
Ogden? I will have to look at the numbers but I think they compare poorly to the South.

That is almost all we do. I worked for a real estate firm on Meeting Street for years and although I moved to a larger company, I know that area very well. I live in Lexington and spend my days looking at houses and small multi-family properties in our area.

That house is under contract. I offered 50 for it for a client and was outbid. 8021 Springpond is for sale on Hubzu. It's an interesting house also.

I work here so I am biased but Columbia is as strong a rental market as anywhere. College town, state capital, growing steadily. , among others, 

I have investors from Utah, Florida, Colorado and California buying here because a dollar goes a long way. Single-family are great buys but more work to manage, multi-family are tougher to find but the simpler to manage from a distance.

If you'd like me to do some research on  this property I am happy to do it. Both commenters  here, Will and Andrew, can tell you about my background and their experience with me as an agent. PM them though because if they can't stand me, I prefer not to know. They are doing a great job of acting friendly when we talk.

Columbia is a great place to invest but as they point out there are some caveats in regard to the neighborhoods and whom to expect as tenants.
