Greg,
Andrew Lucas hosts a good REI meeting at his hotel here. The next one is the 27th at 1 pm. Search Andrew's name on BP and he can give you the information. Lots of us who are involved in selling investor-type properties meet there. I am particularly interested in multi-family properties if you have any of those.
Good luck and maybe I'll see you at the meeting.

Mikal,
This is a podcast that seems to speak to people in your situation. I don't know if you'd run across it yet.

Andrew Lucas has a great meet-up in Columbia. If you will contact him here on BP he can tell you the date and time for the next meeting.

Stephen,
I am flattered that these gentlemen would see fit to suggest that I may be able to help. They are each far more experienced than I am but I am proud to say that the properties that we have done together have consistently made them money.
If you have questions about the market in Columbia and the opportunities here I'd be glad to give you some thoughts on the subject.

Here we remain but....I had a newbie wholesaler contact me Friday wanting a list of a half-dozen homes, in four zip codes, to show her "investor" who was flying in on Monday.
This is hard work. Two of us plus an expensive assistant spend every minute looking for houses cheaper than they should be. We love it, we are proud of what we do and we are good at it.
But there isn't a secret list of houses being sold for half of what they are worth.
Or, if there is, I'd like to subscribe. ;) Heck, maybe it's been a secret from me, as well.

Christopher,

There are lots of ways to make money in multi-family here although it is like every place else in that it takes some snooping around to find a deal. And are you looking into buying strictly an income property or are you thinking of owning a place and "house-hacking" and living in one of the units? Doing that changes things from the standpoint of whether you can find a multi-family that is also in a part of town that you'd enjoy living in.

Rents here are high and we haven't seen any particular drop-off even with the nuclear plant closing. Logically it would have driven prices down but it's hard to see it.
PM me if you'd like to tell me more about what you hope to accomplish.

Chris

Here is an example.

750 or 800 dollar rental and I'll look at it in the morning but you should figure 65k total invested. If you are ok with that math Columbia is easy. Honestly? We can do probably do  better.
