is that the bigger pockets rental application? Just wanted to make sure.

How does a property manager collect the rent and pay you? Do they get the money then pay you? Or they set a payment method with the tenants so they pay the owner directly? Who gets to choose what payment method will be used to pay the monthly rent?

@Lyndsey Garza single family home, 6-12 months term. My question is just if I have to provide the property manager with any information about the property before hiring them or if they should ask for it?

What're the things property managers contact the homeowner for? Do they contact the owner to ask questions? What type of questions? Do they contact the owner to talk about the applicants interested in renting? About the property's condition? Etc etc

Thanks

@Jerel Ehlert How am I specifically breaking the law? Or are you just copy pasting that statement on every forum on Bigger pockets?

@Theresa Harris so, the deposit is the application fee?

you see it says the deposit is refundable, is it talking about the application fee? or?

Thanks for the answers, I read some other bigger pockets posts about that subject too and now I know what to do, Thanks!

(im talking about the one at a time approach.)

Do you run multiple people's credit checks at the same time and then choose the one with the best credit score? Or do it per person? What if a person got a decent credit applied first and another did it later BUT got a better credit? Is it legal to accept the 2rd one who applied?

Thanks
