Do you need tenant's approval to assign a property manager/or hire a different property manager as the managing agent of your property?

@Nathan G. Yes it does, The goal basically is to make the rent affordable even if people leave, go through divorce etc etc etc

I know that everyone 18+ has to submit a separate application to rent a property. But do each person who will live in the property who's 18+ also have to sign the rental agreement? /and submit a background check?Like for example mom and dad and their son who's 18 years old

What is the best way to pre-screen tenants? Via email? phone? Voicemail? Or creating a webform for them to fill out?

When you put a house for rent, do you type the lease term and the application fee on the Ad? Or do you discuss that later with the applicants?

Property managers, How to know if owner allows pets or not? Do you just call and ask? Or when do you ask all these questions?

Hello, im looking to hire "Boots on ground" by posting an Ad on Craigslist, and Im thinking of asking them for a picture of their driver's license, and proof of insurance because they will drive for me. Would that sound like a scam? Am I being too extreme asking for such things?
