I am looking to get cash flow multi-family unit in NJ....preferably in Middlesex county...Jersey City will be ideal...however very expensive..

Majority of deals, I looked dont make cash flow..Any ideas, how to identify deals..given the hot market we are in !!! Ideas...listings (from Realtors welcome !)...Thank you
