Post: What to do with leads?

After what feels like an eternity and a bout of Paralysis by Analysis I've sent out my first set of mailers to absentee owners in my area the last tho weeks.

I've received a few of calls from landlords with tenants in their properties, that are trying to feel out how much a buyer (me, after all, I did tell them I want to buy their house) is willing to pay for their property.

According to the owners of these properties, it seems as if the properties are in "great" shape. One of the properties is A-B area and the others were in B-C areas of Orlando metro.

I don't know if I'm simply not getting enough information from owners. It feels as if the owners have no "hardship" at all. So what should I do with these leads now?

Great topic @Amie Lamb. For the past couple of months, I've been trying to figure out if it even was possible to achieve more 1% in the Orlando area. I've been assuming the more desirable areas in Seminole county would have higher vacancy rates on account that these areas are where a lot folks try to buy their first home.

Forgive the noob question: where are you getting those awesome analysis tables from? Do you have to be an agent to get access?

@Samuel Muniz Thanks for the welcome. At this time, I don't know what type of REI I'm going to be getting myself into. From what little I know of the industry I'm leaning towards Buy and Hold multi-families using a property manager.

However, I still want to soak up more info before making any decisions. One major concern is that, my "career", currently occupies 50+ hours of my week. So, I'll have to work on the weekends on getting me and my family out of the "rat race".

Hi my name is Felix Ortiz, I'm a Software Engineer by day, and a wannabe Real Estate Investor at night.

I'd say I'm completely new to Real Estate Investing. However, during the boom I had an opportunity presented itself where a friend was in a rush to move out of state and didn't mind sharing some of his equity with me. So, in a few months' time I managed to flip his house for a healthy profit. Unfortunately, I didn't keep going, because at the time I was to "risk averse". Also, I was to "lazy" to truly learn the ropes of REI.

I recently came across Rich Dad, Poor Dad for the first time (I was living under a rock I guess). Thus, I've decided to stop the "laziness" and use my mind. The plan is to eventually stop minding other people's businesses, and mind my own business. Initially, I'm plan to learn everything I can about REI. Then, I'll use my head to figure out how I can earn my family some monthly cashflow.
