Great opportunity in a Longwood, FL Seminole County. Wood frame house. A/C and roof are less than 5 years old. Septic was maintained within the 2 years. The home currently has month-to-month tenant. PLEASE DO NOT DISTURB RESIDENTS.

If flipping the home, you will need to update the kitchen, replace flooring, update bathrooms and new paint. Outside, you'll need to trim down the landscaping, possibly remove the tree that is too close to the property, and repair the damage that it has caused. 

If renting the home, you'd most likely want replace flooring and paint inside. Outside you'll want to take care of the landscaping mentioned above.

What is your equity spread?

I'm assuming you meant what is the equity spread for my end buyers, for most properties we use a standard 65%-80% MAO formula (20%-35% equity). The percentage is determined by the best suited end buyer (landlord/flipper) for the property. End buyer is determined by property location, layout, condition, purchase price, etc...

It may depend on the type of deal your trying to put together. I've seen Citizens Bank of Florida (east Orlando areas) at the REIA meetings a few times. I've spoke to them a couple times and plan on shopping them with others as I come across other banks.
