What are your thoughts on this?

I own my primary home and plan on selling it around August. I found a house I'm interested in putting an offer in as a rental home but it's only open to owner occupied offers. What qualifies you to be able to buy again as owner occupied?

If I was able to offer on it and my offer was accepted I would try to sell my primary house, move into the new house for a couple months and then we're moving out of state and we would then rent it out. Is this possible?

Anyone have experience buying an owner occupied home when you have a primary residence which you are willing to sell? How does this work?

I also do college rentals and know that in my market they do NOT expect dishwashers at all. I'd say don't mess with the washer dryer and save yourself some headaches!

@Christian Morency You said

"I use contact paper for all tub and shower surrounds. The stuff lasts forever. It's amazing stuff. Cheap too. :) Apply it after painting with high gloss latex."

Can you explain this more? I've never heard of this method.

@Steven Hamilton II Do you happen to know what the case is for Indiana? I have rental income and a side business income similar to @Harold Anderson's situation above. I hope IN is like Oregon!

Has anyone ever choose to use vinyl sheet flooring throughout your entire rental property? I have a college rental and am debating between vinyl sheet flooring from Menards that has a wood design or a basic tan frieze carpet.

More than likely, college kids will not take care of the flooring so I'm trying to find the most durable option. I'm thinking vinyl sheets will be the most durable without the need to re-install each year between tenants.

I know vinyl sheet flooring has come a LONG way since "Grandma's old linoleum" but I've never seen an entire SFR done in this.

Anyone have any feedback or advice? Thanks!
