I've heard Dorfman Property Group is good but I have never used them. I'm curious about other Indy PMs that are recommended though. I'm thinking about hiring one too.

I am planning on moving to Charleston next year and will continue my REI out there as well. I've been searching for duplexes out there online and havne't found much yet. Good luck in your search!

I'm in the process of buying a SFH. The previous owner was a senior woman who filed for a homestead deduction as well as one for seniors which resulted in her property taxes to be only $11 a month!!! Wow that's LOW!

Now that I'm taking over the home as an investment property, I won't be able to file homestead or a senior deduction so I know my taxes will go up a LOT.

My question is....when will my taxes go up and will they be adjusted automatically? I'm assuming maybe at the first of the year they will increase? Is there any way to find out exactly what my property taxes will be when it does increase?

That's great @David Egger Sounds like your high risk investment is worth the headaches!

On my most recent rental, I'll be looking at about a 40% return with 20 percent down on a 30 year with an additional $100 a month cushion worked into my numbers.

Cash Flow ($400 *12) / cash needed ($11,500 ) = 41.7%
