Owner Occupied Offers Only

What are your thoughts on this?

I own my primary home and plan on selling it around August. I found a house I'm interested in putting an offer in as a rental home but it's only open to owner occupied offers. What qualifies you to be able to buy again as owner occupied?

If I was able to offer on it and my offer was accepted I would try to sell my primary house, move into the new house for a couple months and then we're moving out of state and we would then rent it out. Is this possible?

Anyone have experience buying an owner occupied home when you have a primary residence which you are willing to sell? How does this work?
