Landlord: Screening tenants
What sites and/or screening criteria/requirements/rules do you have and used that’s helped you screened “good” tenants?

We screen tenants (credit and background checks) through our property management software Buildium.
Here are our requirements directly from our Application Document:
Resident Qualifications (PLEASE READ CAREFULLY): We do not prescreen Applications. Applicants are
required to pre-screen themselves with the following criteria and will need to meet the requirements
below. If you feel you meet these minimum requirements, you are encouraged to apply.
● Criminal Records and Convictions may be grounds for denial.
● Household Gross monthly income must be at least three times (3x) the monthly rent.
● No Evictions/Broken Leases
o No outstanding debt to housing providers of any kind
o Proof of honorable reconciliation required
o Positive re-established rental history required
● All bankruptcies MUST be dismissed or discharged.
● Credit approval is subject to credit risk fee below 620 and potentially additional security deposit.
● All residents of the property 18 years of age or older MUST submit an application and complete
a criminal and credit background screening.
● Smoking is NOT permitted inside the home or garage.
