When showing your property to potential tenants, what’s some things you ask them while walking the property? or what’s some things you do before/during/after showing

Small talk. Where do you live now? Who would live here? Why are you moving? Where do you work? Any kids or pets? But asking casually. Friendly. Not an interrogation. Before they even come though I would have made sure they understood the qualifications to rent.
