Welcome Frankie! Indiana is a great place to get started. I've chosen a path of buy and holds so I can't help you too much on the wholesaling side, but maybe @Brett Snodgrass can chime in

Cool. I'll definitely be looking around Muncie soon. I am on the hunt for my next project.

Wow, what a deal! Renovations looking good too. Now I am curious, what is the pilot program for investors in Muncie? All I could find online was the Industrial Recovery Tax Credit

One was great, working class family who took care of the place. The next was awful, tenants wouldn't let us in, place was a disaster and you could smell the weed. Made an offer on the first and the owner wouldn't accept it unless I bought them both. No thanks!

Muncie, New Castle, and similar cities seem a little "rough" to me, so it's great to hear somebody is making money in them!

Welcome Cameron! Indiana is a great place to get started, especially Fishers if you have the money to get started there. BP is an awesome place to learn, I've never found another forum with people I can trust as much as BP.

Really inspiring post Jameson. Those numbers are just awesome. Just wondering though, I was looking up Muncie, IN and it's a somewhat of a small town so I am curious how long you usually have to wait around for a new tenant when one of your units gets vacated?

Don't forget, it's also a college town! Not sure how far this one is from campus, but people seem to do well with college rentals in Indiana.

 Ok, how do you know??

7 years was a long time ago. Are you unlikely to ever consider Marion again from your experiences, or would you be willing to take another look?

Welcome Pardeep! Indiana is a great market for flipping and rentals, and Bigger Pockets is a great place to learn how to do both!

I have a side business that specializes in maintaining driveways of all types. I have never personally used a concrete resurfacing product yet. I have read mixed reviews on most of them, and I believe the general consensus is that there are no good solutions on the market yet.

How nice is the house? Would it make sense to lay thin pavers over the concrete to enhance the look of the property?
