@John Blythe Sounds good, I am looking at a property in Broad Ripple now. Just remember, Indianapolis is a city where one street has perfectly manicured lawns and houses above $400k and literally the next street over is nothing but run down sub $10k burnt up trap houses. Due diligence is not just in the numbers here.

I found a property at 46th and Ralston that I am interested in buying for a rental. Does anybody have any thoughts on the area?

Did you know there's a new grocery store going in near the property on 75th and 700 w? I think that area is going to improve quite a bit. Areas just to the west are C class but I think 75th and 700w could be A class in a few years. Do you know if the house is on the Marion or Hancock county side? 

Wow! Were there any further negotiations or did they just jump on the $1000?
