Alright so I just got a juicy list of probate leads farmed up. I was fortunate enough to find some actual phone numbers on some of them.

So just your two bits, how would you approach a PR when inquiring about the real property in the estate.

This may be a shot in the dark but I always remember when I was driving from Orem up to the valley, a place off to the side of the freeway that sold all kinds of granite. I'm sure you (residing in that area) will know what place I'm talking about. I bet that would be a good place to get a second bid.

Make sure to check out the "FilePlace" for downloadable forms, files, contracts, etc.

I'm sure someone else with more experience will chime in here. But for Utah I believe it will already have that included in the contract, and btw unless you are a licensed agent you don't have to use that contract you downloaded from the states website. You can even make your own contract. Really all you will need, is to make sure that you include a clause in your contract that's contingent upon finding a 3rd party assignee. You will also need an Assignment of Contract addendum.

I don't think anyone has mentioned the Rental Property Calculator. Maybe that's worth looking at.

Also I'm sure you've heard of the equation for rentals where you take the rent -mortgage (or note) -40%= your cashflow. That 40% breaks down to 10% for taxes/insurance, 10% for vacancies, 10% for property management, and 10% for repairs.
