Hello all, 

I had an idea to help condition me to talking to sellers. I was wondering if anyone out there (preferably someone that would mutually benefit from it that is new like me) that would be willing to role play with me a via PM. We can take turns negotiating and taking on the roles of sellers and buyers.

Celina, nice to hear that you want to help people.

I'm like you and fairly new to the game as well. If your interested in hitting up some of the local REIAs (which I highly recommend and others do too) I'd be happy to give you some details as far as dates and times. I have learned a tremendous amount and have made invaluable friends/contacts at those meetings. Just PM for the info.

If you're looking for a good home inspector I would recommenced Al Rikard 810.455.7698 from All Points Inspection. They do a lot of work with investors. He should also be able to answer your questions about the foundation over the phone.

Yes, I think it goes back to what @Aly W. was saying. It's less of an investment and more of an asset, a safe place to park your money.

Ya, there are deals. I know there are, because there are plenty of investors at the local REIAs that are doing deals. I just don't have the capitol for marketing or the reputation to be constantly getting referrals. What would you suggest?

Yes I would be interested to see who they are. 

I  do have to admit that I have purchased a catalog of online classes from a place like that. The people trying to get me to buy them where super gimmicky and probably had virtually no experience in investing themselves. But non the less, I feel that the classes that I paid for where worth the money and I would do it again.

@Karl Pierre I hear you Karl, and your right, I need to get my first deal done. I'm trying so hard. I'm trying to look at 2 houses a week to make offers on. So yes, I really want to get that first one out of the way for my self and for other people. So I can finally feel legitimate. 

My immediate goal in real estate is to raise capitol for more investing. I want to work my way up the chain. Listening to Podcast 65 has really inspired me to look beyond what most of my local investors are doing with residential real estate. Hearing Wendall's story really made me believe that the sky truly is the limit.
