The seller/asset manager must approve the HUD-1 prior to closing, so they will know if you are actually bringing financed money to closing.

Duely noted, dont ever invest in real estate in Tennesse.

 Good for you, that's awesome!

If someone were to weigh the odds of getting a degree vs a career in REI as far as the amount of money you'd be making, REI would win everytime.

There's a lot of people here that could attest to it being fun. I mean, who doesn't like to be their own boss and be in complete control over the income they receive?

Make sure to check out the local clubs: SLREIA and UVREIA.

Not to be a pessimist, but if you where to drop your other major of mechanical engineering and put the same amount of time, money and effort into real estate investing, you will get 10 fold in return.

Looks like Brian is the man to talk to about this but, ironically, yesterday in our class with Matt Atkinson we went over 5 things to have before going to an action. I'm not sure if this will help you at all. But I took this from my note book.

  1. 1. Know the numbers on your house
  2. 2. Establish your MPP (Maximum Purchase Price)
  3. 3. Proof of Funds.
  4. 4. Four sources of money that can fund within 24 hours.
  5. 5. Know how to legally vacate a property.

Also, if you need HM send me a PM, my partner lends to investors here in UT.

There was an accountant that spoke at UVREIA last week that a lot of investors use. I think she is in Utah County though. If your still interested I'd be willing to ask my boss tomorrow for her contact info.

Josh - Thank you for the response. I was not aware of this. The way that the guide lines read, led me to believe that as long as your post met those guidelines, it would appear in the  featured blogs section. As coming from my prospective, I feel that it may be worth it to consider rewording the guidelines to portray the information you have given me.

Had I known, I wouldn't have said anything.

I'm sorry

What are they doing to actually determine if a blog abides by the guide lines? Surely they are reading more than just the title and the first few sentences??  This is the second time i have had a post been removed. The first of which was put back into the featured section after I had started a thread similar to this.

Please review my post and confirm that it abides by the guidelines.

If you have to take classes to learn common sense, then you aint going to make it anyways.

I might use that if it's okay. haha.

You can always tell the difference between a Guru and a Mentor. Both primarily want or receive something in return for their services. Where as, one receives Monetary Income (or money) and one is "Psychic Income" ( the feeling that comes from the sense that your contribution matters, that you are having an effect on the world, or that you can see your effect on the world).
