I just purchased 2 Houston, TX properties and intend to place them in Series LLC's. I was informed by a recommended lawyer that I cannot quitclaim the deed, but that instead Special Warranty Deeds are used. He seemed to be knowledgeable, but pricing seemed steep. Anyone mind sharing what I can anticipate in terms of cost for setting up and filing the Series LLC and any additional costs for Special Warranty Deed? Anything else I need to consider to reduce legal risk/exposure in the state of Texas? Thanks in advance!

Could anyone recommend a local, community bank that likes working with investors? I'm based in Nebraska but just purchased my first turnkey in NW Houston. The quote I received from the provider seemed high, so looking for a 2nd opinion. Looking for conventional loan, will be putting 25% down and have a credit score of over 800. This will be my 6th SFH loan for context. TIA!
