@Owen Dashner very sound advice! I'm a Dave Ramsey fan myself so I know that's what he'd recommend too. I have each of my rentals in separate LLC's. How would you tap equity in order to role it into a new purchase without commingling funds or keeping multiple properties in the same LLC? I also have a 3M umbrella (I'm a belt AND suspenders kinda guy) so I'm probably already too conservative and could swing multiple properties in the same LLC which is what I'm guessing would be the plan if I refi'd to buy more.

@Scott Bergmann  thanks man!  Didn't realize I was posting these things into the deal portion, just wanted to build up my personal profile a bit.  Definitely not a 200 unit apartment deal, but I guess rent checks all cash the same way.

@Kenneth Garrett property taxes in Nebraska ARE insane!  Plus with it being a on 15 year note, PI is considerably higher.  

@Owen Dashner really appreciate the kind words!  It is crazy to think and unfortunately has me questioning why I'd ever put an extra dime towards principle pay down.  I probably will when it gets down under the 20-25k mark just to be done with it.  What would be your strategy given the interest rate/cash flow?

Single-family residence buy & hold investment in Lincoln.

Purchase price: $124,000
Cash invested: $24,800

Buy and hold single family that my brother and his friends rented while he was in graduate school. Have continued to find responsible college aged tenants who take good care of it, refi'd to a 15 year note in 11/14 at 3.875%.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $122,000
Cash invested: $4,270

Received the $8,000 first time home buyer credit when I purchased this as an owner occupant during the downturn. I moved to Omaha years later and turned it into a rental that I still hold today. I refi'd a year later to 15 year note at 3.875% (8 years paid as of June 2018). 3/2/2 in South Lincoln. Rents are $1525/month.

@Ronald Rohde I am utilizing a local property manager and am just waiting to get the LLC in place in order to generate the EIN for a business bank account. I do currently have a separate bank account right now so as to not comingle funds.

I'm working with TZ Contracting and Home Improvements on a bathroom remodel and have been impressed thus far.  Super straight forward, easy to work with.  I know they're pushed out until the end of October, so not sure if that time frame works for you, but Malachi has been great.  You can PM me for his contact info if you're interested.  He is licensed, bonded and insured.
