@Mark Bruntz Welcome to BP! I'm from Lincoln originally and have a couple of rentals in Lincoln but am trying to stay closer to home and invest mostly in the Omaha Metro and surrounding areas. You going to go the buy a duplex live in one side, rent out the other on the house you plan to buy?

Buy and hold and wholesaling for now. Omaha is definitely recovering very rapidly. MLS inventory is only staying on the market a few weeks to a month before it's gone and anything I've gone after has been multiple bid situations within the first week. I own two SFH in Lincoln and am acquiring 2 more in Omaha in the next month. There's a lot to like about both markets, the University of Nebraska Lincoln just had their highest incoming freshman class this fall and the Haymarket in downtown Lincoln just got a 15,000 seat arena and the areas around it are growing rapidly. Omaha has some real steady Fortune 500 companies and a growing Health Care sector that includes increased enrollments at several nursing schools and the University of Nebraska Medical Center. The deals are harder to come by but you won't have a whole lot of issue moving them when they are sale/rent ready which I'll take any day over dying on the vine.

Welcome to BP! What sort of SFH do you like to flip? Have you invested in Omaha before? I gotta say, even when the economy was hit the hardest, us Nebraskans weren't hit nearly as hard which I really like!

Curran Quinlivan , welcome to BP! My mom's family is from SW Minnesota and my sister lives in Moorhead, MN so I find myself up there a lot. I'd definitely encourage you to come to the Omaha REIA, it's really inexpensive and will give you a chance to network with other liked minded folks. What kind of REI are you looking to get into?

Dwelling/Fire is the most common policy for rentals. I work for an insurance quoting software company and we work with agents all of the time writing these policies across the country. As you add to your rental portfolio, you may want to look into an umbrella as well. This would blanket all of your rentals against liability from those living in the house.

Sam, Congrats! How did being a realtor play into this deal, if/when did you have to disclose to the owner of the vacant property. Were there hoops you had to jump through that a non realtor would not have had to?
