Multi-Home in Athens, GA

Hello!

My partner and I have been slow and steady over the last few years, and we have built a small (profitable) portfolio.  Due to geographical differences (I am in Las Vegas and he is in Atlanta), our properties have spread out and we have property managers for them.  We have had homes in Omaha, Las Vegas, and Athens, and we are now considering a tri/quad-plex.  We decided that the Las Vegas market has become to costly and it is not multi unit friendly out side of C/D class properties.

We want to develop a quad-plex in Athens near the university, and we have a few questions.

1) Does anyone have a site they prefer for house plans?

2) How do you find developers?  Their online presence is usually lacking...

3) What about financing?

These are my immediate thoughts.  I will add more as this conversation develops...
