Multi-Home in Athens, GA

Hello!

My partner and I have been slow and steady over the last few years, and we have built a small (profitable) portfolio.  Due to geographical differences (I am in Las Vegas and he is in Atlanta), our properties have spread out and we have property managers for them.  We have had homes in Omaha, Las Vegas, and Athens, and we are now considering a tri/quad-plex.  We decided that the Las Vegas market has become to costly and it is not multi unit friendly out side of C/D class properties.

We want to develop a quad-plex in Athens near the university, and we have a few questions.

1) Does anyone have a site they prefer for house plans?

2) How do you find developers?  Their online presence is usually lacking...

3) What about financing?

These are my immediate thoughts.  I will add more as this conversation develops...

Hey I live and breathe Athens Athens Georgia as an investor and an agent.  Developers don't usually handle just one building and investors would just hire a builder.  Second and most importantly Multifamily land is real hard to come by these days.  The most popular new construction for the student tenant is actually a single family house or a midrise in the downtown area. There is about quite a bit more to the story and I i love talking about athens and real estate.
