I have a great recommendation for a property manager that has a great team truly all over the Atlanta area.   They avoid the bad areas, because they know how to also be smart managers.  They will find you a good property, get it renovated and put a tenant and manage till you need to sell in 10 years or never.   I will send you a friend request and PM you also.  @Azeez K, will probably have some good recommendations too.  He is good at networking for sure.

About Jose - I have used this guy when I was a property manager for stuff all over Atl and up to Gainseville. He worked for 10 years with the best carpet guy I have ever met who is now retired.

Welcome Randy. Hope you can come to our real estate meetup in Athens soon. It's the last Monday of the month. Or have you already been?

Commercial in the Burbs! Check out Auction.com and look at the commercial opportunities out in the suburbs. There might be some really great deals you can get for less than or near $1mill. Some great retail space being auctioned soon. You could also find some land for them and start a commercial mixed use type development that seems to work well in some areas like Milton, Alpharetta, Roswell, Woodstock, East Cobb, and some parts of Forsyth. There is always some great land at intersections of good roads that can be made into much better uses after development or redevelopment creating good returns, but also with these hotter areas, the cap rates arent so great - like 7-9% but with that kind of cap, there is much less risk. If you have to stay ITP then just look for some Brookhaven, Sandy Springs or Decatur or VA Highland homes that you can renovate and flip.

Interview and find a good agent that does lots of deals and represents lots of property owners as a property manager. You might have to call and talk to a bunch of folks out there. Go the the REIA meetings like Hattie said. The flipper partnership will also be good too. If you have time at all you can go and Birddog for them and learn that way. Keep in mind the 2% rule doesnt work everywhere, but if you want to force it, then go ahead but you will have to make lots of low offers, or focus on multifamily which will often give you a better return and lower the risk. No reason you cant just start with multi-family.

Appears that only the owners of the property or those that are owed money are able to claim an of the excess funds after tax sale.  Might be a lost cause, but I would love to hear if there is some way to actually go after that money.
