Not me….Thank God my tenants are current. I had to evict a tenant from hell in Feb 2020 right before the Pandemic hit.

I agree with @Karl B. You’ll get the most experience by self managing and saving money too. You get to screen and pick your tenants; that way you’ll know who/what you’re getting. I self manage my rentals and enjoy it.

@Craig Litchmore my tenants are responsible for all pests per my lease. If there are pests, my tenants brought them.

This was no ones fault. Their renters insurance should cover their loss. You can buy a new plant.

If they are good tenants, I wouldn’t say anything. If you can raise the rent, do so. I wouldn’t feel comfortable asking someone to leave as a result of adding an additional member to their family ( especially a protected class member ). We all will probably be seeing a lot of this. People are “having fun” during this pandemic. 😊.

Whether you buy a 50,000 or 150,000 house, if you have sloppy tenants it will not matter. The most I’ve paid for a house is under 40k and I make money!! I rent to people who have something to lose and who have options. Meaning they do not have to settle. I believe you can do it.

Once my rentals are fixed up, they are rented “as is “ . I only do improvements before or in between renters.

Same as @Theresa Harris said. Maybe ask for bank statements to check Out their spending habits to see If they’ve been frugal or not. My motto is and has always been. Rent to potential tenants who have something to lose.
