Great tenants are not deceiving. Great tenants are transparent. Great tenants are honest. Great tenants are trustworthy. Great tenants have integrity. Great tenants do not threaten to sue due to their own mishap. You do not have a great tenant. You have a deceptive person who planned this whole thing and is now causing you stress. She knew exactly what she was doing. That would leave a bad taste in my mouth. I would probably want her gone when lease is up.

No, and again I say No. I did a two year lease and offered a discount. Tenant was a tenant from H-E-L-L. I ended up paying her to leave. I lost big time on that one. A very good learning experience for me. Never again.

Nope! I would not want that burden. If the tenant has a full years of rent, let THEM put it in their own escrow and make the monthly payments. They already have the funds so there shouldn’t be any issues with getting rent paid on time so let’s test their character. I like to see responsibility and good character and paying rent on the first of the month is a start.

I’m on my 9th rental property. My goal is to buy two rentals a year to reach 10,000 a month in income so I can retire in 7 years.

I have this feeling that she is keeping you up at night. You’re losing sleep while she’s sleeping like a baby. Enforce your lease.

Seems to me that it is entirely in your power to only have to look for 1 new tenant vs 2...

 It’s definitely going to be stressful looking to  fill two vacancies since winter is approaching especially in Michigan.

Right. If it happens it happens. But o don’t go around encouraging current tenants to move into my other vacant units.  

 I’m curious. Do you think it’s a bad idea to offer current tenants the option to move into another one of your other vacancies? I was thinking it was a good idea. What’s your take on it? I’m here to learn. Thanks!

By the sounds of it, they are moving or at least thinking of moving no matter what, so you might as well keep him if you love em.  

Are you in a financial position to turn the exsisting unit?

 Yes, house paid off;  my only ongoing obligations are property taxes and homeowners insurance.
