The best person I've spoken to in the East Bay is Mike, at The Tax Pros. His office is in Oakland, on Piedmont Ave. 

My tax situations are very complex, and Mike was able to offer guidance from his years of working with other investors.

@John Kai thanks for the tip about where to look on AirBnB. 

I looked at AirBnB to get an idea of the daily rates for vacation rentals on the areas around Kapoho, of west of Hakalau Forest on the Big Island. There are 329 listings. The average for nightly price is $143, with a vacancy rate of 57%. A vacancy rate of 57% means your unit will be empty about 4 nights a week, on average. If I checked later in the week, the vacancy rate would be lower because the weekend would be more solidly booked.

AirBnB is very popular in Playa del Carmen. There were over 1000 listings! The average price per night is $196, and the vacancy rate is 79%.  If I looked into Playa del Carmen later in the week, the vacancy rate would be lower. 

I looked at all 41 of the studios(no bedroom) listings. For all studios, the average price per night is $76, and the vacancy rate for the next seven days is 79%, which is high. 

It looks like the sweet spot is at having a studio that can accommodate four people. Such units have a lower vacancy rate(67%), and charge more($170/n). Unfortunately, there are only three studios listings that accommodate four people, so this result might not be repeatable.

Hey Y'all,

I crunched the numbers on the 900+ airbnb listings for the entire valley of the sun(Phoenix, Scottsdale, Tempe, Mesa, and many smaller towns).

The average listing price per night is $162, and this includes room shares, and single rooms in someone's home, and whole houses.

The vacancy rate across the week is about 68%. This means that the average listing is unoccupied for ~4 days of the week.

The tabs at the bottom break the listings down by city, and people accommodated in a listing.

Your thoughts are on the money about the extra work associated with a vacation rental. To handle turnover, you can set a minimum stay, and you can hire cleaners to get your first story ready for the next guests.

To handle key exchange, you can use a keypad lock that lets you program a temporary code for your current guest.

I looked at all 70 listings on AirBnB west of I-5, between Point Loma and La Jolla in San Diego that have three bedrooms. The average listing per night is $376.

The forecasted vacancy rate is 43%. This means that you can expect your first story to be vacant three nights a week.
