Looking at purchasing a vacation rental and furnishing it in Phoenix; any advice on location, size and what to expect out of short-term tenants?

Hey Y'all,

I crunched the numbers on the 900+ airbnb listings for the entire valley of the sun(Phoenix, Scottsdale, Tempe, Mesa, and many smaller towns).

The average listing price per night is $162, and this includes room shares, and single rooms in someone's home, and whole houses.

The vacancy rate across the week is about 68%. This means that the average listing is unoccupied for ~4 days of the week.

The tabs at the bottom break the listings down by city, and people accommodated in a listing.
