@Sean Harris have you double check to make sure the house is in the area that the city will allow you to have a STR?

I am looking for ways to fund this deal.  Here are the problems, I need to get this property without putting up any money.  I also want to refinance the property so I can pay off the lender for a less expensive payment in about 2 years.  The other problem is that the 3 duplexes are on one parcel, which means that it has 6 doors which would make it a commercial loan instead of a residential loan for 3 duplexes.  We just placed this property under contract today, and we have 30 days to come up with a solution.  Give me some options.

@Brian Levredge I think we should start looking at areas that are close to Chattanooga for example Marion county to invest in for airbnb that are on the river or close to it. Because it is a rural area I don't think they have any regulations on Airbnbs.

@Tim Stone have you or anyone considered investing in STR in Marion county or outside the city limits of Chattanooga where there are not any or very few requirements to have a STR?

@Marichelle Lao it depends on the agreement you have with them.  Some companies want to handle all repairs, companies like ours do not typically handle full rehabs in house.  We offer to manage the rehab for the owner, but we also allow the owner to fine and choose the contractors themselves.  You can DM me and I can give you some people that I trust, and I know will do a good job even if you are out of town.

@Marichelle Lao where is the property located. Depending on the area and what you paid for the property you might be able to look at it as a fix and flip. The median sale price in Chattanooga right now is around 230k.
